River Valley is an exciting new project in Melbourne’s inner west that is constantly evolving. The project is located in a truly unique location, along a 3.6km stretch of the Maribyrnong River. With beautiful river views and dramatic basalt cliffs that taper into scenic lakes, it’s amazing to think that River Valley is within 10km of Melbourne’s CBD.

When YourLand Developments took over the day-to-day running of the estate in October 2013, a full review of the site’s masterplan was undertaken, to ensure residents will love living at River Valley for many years to come.

Below are the answers to some frequently asked questions about River Valley, and we encourage you to contact us directly should you have more.

Will there be a new shopping centre built at River Valley?

We are currently re-masterplanning River Valley to respond to the needs of the market, both now and over the next decade, as the local population increases.

As part of this process, we will be planning for a commercial centre on the corner of Duke and Surrey streets.

We have spoken to a number of supermarket chains and continue to liaise with them regarding the site.

Due to the strong presence of surrounding shopping centres, the timing of a new centre will be determined by the population growth within River Valley and surrounding areas.

Are there any parks planned for River Valley?

River Valley consists of large expanses of open space in many forms. We are truly lucky to benefit from the extensive natural river corridor that stretches for 3.6km along the eastern boundary of the project.

The river corridor is one of River Valley’s greatest assets and sets it apart from other projects in the area.

As well as the river corridor, there will be an abundance of formal and informal recreational spaces for River Valley residents to enjoy.

The first playground to be delivered will be completed in early-2016 and will feature barbecue and picnic facilities, and a range of play equipment. The playground is located on the banks of the Maribyrnong River taking advantage of this stunning location between Riverina Release and The Banks 1 Release.

Do I need a planning permit to build a home at River Valley?

Planning permits are generally required at River Valley for all homes over six metres high.

This requirement is in place to ensure that built form is suited to the riverside environment and that views are maximised throughout the estate.

Will nbn be provided at River Valley?

YourLand Developments has worked hard to ensure that all future stages of River Valley, from The Banks onwards, will receive connection to nbn.

River Valley will be the first project in this area to receive connections to the network and we are encouraged that this will provide high speed internet to future homes in these stages.

Where are the closest schools to the site?

The quality of local schools is high, with nearby Braybook College among the top performing VCE schools in Victoria in 2014.

Where are the closest bus and train stations?

The closest bus station is located approximately 600m from River Valley, on the corner of Northumberland and Berkshire roads.

The closest train stations are Albion and Sunshine stations, which are both about 4km from the site and only a five-minute drive away.

YourLand Developments is working with local council and Public Transport Victoria to extend a bus service to River Valley in the near future. Additional bus services are always subject to the size of the local population.
